During 2025, balize financed 13 real estate projects, consolidating an increasingly diversified portfolio focused on opportunities with value creation potential.
Since its creation, the company has financed more than 30 real estate projects, strengthening its ability to identify, analyse and structure transactions across different markets, locations and asset types. In addition, it has exceeded €25.6 million raised since inception, of which €15.6 million correspond to 2025.
These figures reflect a year of strong activity and the growing confidence of an investor community seeking to participate in selected real estate projects supported by professional management.

Rigorous selection of real estate opportunities
One of the pillars of the balize model is selection. Not all real estate opportunities meet the analysis, profitability, risk, execution and exit criteria applied before a project is presented to investors.
In 2025, the balize team analysed more than 18,000 transactions, selecting only around 1% of the opportunities reviewed. This filtering process makes it possible to focus on assets with greater potential, discard transactions that do not meet the required criteria and build a portfolio based on prior analysis, documentation and monitoring.

The company’s growth has also been reflected in its community. In 2025, the private investor club surpassed 500 members, with an average investment of more than €45,500. This figure shows the consolidation of an investor community seeking access to real estate projects in a structured way, with clear information, monitoring and professional management of each transaction.
balize was created precisely with the aim of democratising access to professional real estate investment opportunities that have traditionally been reserved for profiles with greater operational capacity, technical knowledge or direct access to the market.
Through its model, investors can participate in selected projects without having to directly assume the entire process of sourcing, analysis, acquisition, renovation, management and sale of the asset.
Results and projects closed in 2025
During 2025, balize closed 10 projects, of which 7 followed a value-add strategy. These projects achieved an average IRR above 15%, with €3.69 million returned in capital and €625,927 distributed in returns.
These results reflect the importance of active management in each transaction. In value-add real estate projects, value creation does not depend solely on market evolution, but also on the ability to identify assets with potential, correctly execute the planned transformation and define a coherent exit.
