Balize at the First Real Estate Startups Investment Forum

On 25 February, Andrea Pirrotta and Karam Jebara represented balize at the 1st Investment Forum – Real Estate Startups x Building Cluster Companies, an event designed to connect innovative projects with established companies across the real estate, property development and construction ecosystem.

During the event, balize presented its private real estate investment club model and its vision of democratising access to professional opportunities through more efficient, transparent and technology-enabled structures.

The forum also provided an opportunity to discover solutions applied across different stages of the real estate value chain and engage in discussions with developers, construction companies, consultancies, technology companies and other industry stakeholders.

Innovation with real-world applications in the real estate sector

The Real Estate Startup Investment Forum was held at the Madrid School of Building Engineering of the Universidad Politécnica de Madrid. The initiative was promoted by the Building Cluster, ASPRIMA and the UPM, together with the UPM-ASPRIMA-APCEspaña Real Estate Degree and the ActúaUPM and Innolabs programmes.

The objective was not simply to showcase new companies, but to connect their proposals with organisations interested in incorporating new tools, models and processes into their activities. The forum provided a platform to explore innovative projects, strategic partnerships, consortia, mentoring opportunities and commercial agreements.

Alongside balize, the participating companies included Jubenial, Zenova, Enerlind, Hanok, Diagnosticam, Feelbat, Framearq, Recone and Adarcus, presenting solutions related to digitalisation, energy efficiency, artificial intelligence, virtual reality  and building monitoring.

The balize model for democratising real estate investment

During its presentation, balize highlighted some of the main barriers to entry in real estate investment.

Accessing certain projects directly may require significant capital, specialist market knowledge and the management of complex technical, legal, financial and administrative processes. These factors make it difficult for many investors to participate individually in professional transactions or diversify their capital across different assets.

To address these barriers, balize presented a model that combines a team specialising in real estate, a technology platform and a private investor club.

Starting from €10,000, members can access real estate projects that have been previously selected, analysed and structured, choosing which opportunities they wish to participate in and how much capital to allocate to each one. The objective is to democratise access to real estate investment by making transactions that would be difficult to undertake through the individual purchase of a property accessible to a broader range of investors.

Analysis, due diligence and professional oversight

Technology applied to real estate plays an important role in the balize model, but it supports professional analysis rather than replacing real estate expertise.

The process begins with the sourcing of opportunities through automated processes and different channels. The transactions with the greatest potential are then subjected to an in-depth assessment and comprehensive real estate due diligence covering technical, legal, tax, administrative and financial matters.

Once a project successfully completes this stage, the purchase terms are negotiated and the transaction is structured. Following the acquisition, balize monitors the execution of the project, oversees payments, supervises the refurbishment when required and coordinates the marketing and exit strategy.

To select real estate investment opportunities on a sound basis, each project must be assessed comprehensively, taking into account factors such as:

- The entry price.
- Forecast costs.
- Financing.
- The estimated timeframe.
- Execution risks.
- Value-creation potential.
- The exit strategy.

Innovation and collaboration to transform real estate investment

For balize, real estate innovation is not simply about incorporating technology. It also involves reviewing how investments are originated, analysed, structured and communicated, combining digital tools with real estate expertise, financial analysis and operational oversight.

The 1st Real Estate Startup Investment Forum highlighted the importance of creating meeting points between emerging companies and established industry players. The participation of developers, construction companies, consultancies, valuation firms and technology companies made it possible to share real business needs, discover new solutions and explore potential strategic partnerships.

For balize, taking part in this first edition provided an opportunity to present its private real estate investment club model, compare its vision with other industry professionals and strengthen relationships with organisations driving the transformation of the real estate and construction sectors in Spain.

The event also reinforced a central principle of our model: democratising real estate investment does not mean simplifying its risks, but facilitating access to professional selection, analysis, structuring and monitoring processes.

We would like to thank the Building Cluster, ASPRIMA, APCEspaña, the Universidad Politécnica de Madrid and the other organising bodies for creating a forum focused on transforming innovation into projects and partnerships with practical applications across the sector.
